Sometimes the lock will not deploy, just hums for 2-3 seconds. Other times the lock does deploy but will not unlock when I next try to open the door, which requires me to gain access to the building and manually unlock the door?

garage - Liftmaster 3800W jackshaft won't unlock Empty Automatic Garage Door Lock not functioning properly

Visually inspect the automatic garage door lock for the following items:

    1. check the termination end of the devices wire on the operator head to ensure it is fully seated in the socket (there may also be a second socket to use)

    2. check the wire for kinks, sharp bends or a staple driven thru the wires

    3. manually operate the automatic lock with its manual release to ensure it doesn't bind its deadbolt where it passes thru the door track
(The solenoid on the automatic lock isn't strong enough to overcome binding or minor obstructions.)

    4. if the automatic lock deadbolt does not line up with the hole in the track because it is too far up or down and there is plenty of room side-to-side , your travel on the door may need to be adjusted  so that it lines up

    5. if the problem is binding side to side, you may need to loosen the bolts on the automatic lock and realign it to the opening

    Hope this helps
