Overhead door opens properly but needs approx. 10 minutes before it will close

I have a 12 X 14 overhead commercial door. The operator is made by Link. It came off a commercial building and worked properly. I had a commercial door installer re-install it on my building. It worked flawlessly for 6 months or so but then started doing this: If I open it and want to close immediately it will not close. I hear a little click sound coming from the operator when I hit the close button. If I wait 10-12 minutes it closes just fine. It doesn't matter if I raise the door 1' or 14', same same. I called the guy who installed and he seemed clueless.... and so am I..... any ideas? Thanks!

I would suspect that a thermal cutoff switch was activated. Does the motor get hot?
